Board approvals and building rules

Co-op and condo work usually requires an alteration agreement, plans for board review, certificates of insurance naming the building, and work during set weekday hours. Some buildings limit renovations to certain months. Every job also needs a DOB electrical permit filed by a licensed electrician.

  • Insurance certificates prepared for managing agents
  • Documents for alteration agreements
  • Work during the building's approved hours
  • DOB electrical permits and inspections

FAQ

Upper East Side electrical questions

What will my co-op board need from an electrician?

Usually a license, a certificate of insurance naming the building and managing agent, and the scope of work. Larger renovations may require drawings and an alteration agreement. We prepare our part of the package.

Can I add circuits in a prewar co-op?

Often yes, but each apartment has a limited amount of capacity from the building. We check what is available before planning new circuits.

Do you work on townhouses?

Yes. We handle service upgrades, rewiring, and lighting for single-family and multi-family townhouses.

What does a service call cost?

Service calls are $295 for the first hour of diagnosis or repair and $110 for each additional hour. Emergency service is $450 for the first hour.

★★★★★
“Mike was honest and reminded me about fixtures having to be UL listed for my building which literally delayed me hiring him. Then George comes on the appointment date and does a great job. He was courteous, friendly and didn't leave a mess. Price was the best of 3 bids I received. All around satisfaction.”
