Homes and buildings in the West Village

Narrow townhouses, small walk-up co-ops and rentals, and converted commercial buildings make the West Village one of the most varied places we work.

  • Federal-era and 19th-century townhouses
  • Small co-op and rental walk-ups
  • Converted warehouse and loft buildings
  • Restaurants and shops on Bleecker, Hudson and Greenwich

Permits, landmarks, and building rules

Interior electrical work in a landmarked townhouse usually needs only a DOB electrical permit. Work that changes the facade, such as moving a meter or adding exterior lighting, may also need Landmarks Preservation Commission approval. Co-ops typically require an alteration agreement and insurance certificate.

  • DOB electrical permit and final inspection filed by us
  • Exterior changes planned with landmark rules in mind
  • Certificates of insurance sent to building management
  • Con Edison applications started early for upgrades

FAQ

West Village electrical questions

Do I need landmark approval to rewire my townhouse?

Usually not for interior work, though a licensed electrician must still file a DOB permit. Changes to the facade, like moving the meter or adding exterior fixtures, may need Landmarks Preservation Commission approval too.

Can you rewire without opening every wall?

Often yes. We fish new wiring through existing cavities wherever possible and limit openings to what is needed, especially in rooms with original plaster and trim.

Do you handle the permits?

Yes. We file the electrical permit with the NYC Department of Buildings under our license, #4876, schedule the inspection, and coordinate any Con Edison work the job needs.

What does a service call cost?

Service calls are $295 for the first hour of diagnosis or repair and $110 for each additional hour. Emergency service is $450 for the first hour.
